The typical investment we offer is a "Turnkey wholesale real estate rental."  It is not a security offering, you get clear title to the property at closing.

Most of the properties are single family dwellings or duplexes, in some cases 3-4 units.  We know that the residential properties are a better fit for many investors because: a) they generally are easier to sell; and b) many people prefer to rent homes instead of apartments.

When you own one or more of the properties we offer you get:

• "Hands off" Passive investments - you don't need to worry about fixing up the property, finding tenants or any of the headaches typically associated with rental real estate
• Except on a few occasions, the properties are under management with an established local management company that has experience with collecting rents, finding and pre-screening potential new tenants, evicting bad tenants (yes, that sometimes happens), inspections, and all the rest of the responsibilities associated with the rental process
• Monthly cash-flow stream sent directly to you or direct deposited to your bank account
• Cash on-cash returns of 12% - 20% (after all expenses are paid)
• When financing is involved the returns are usually above 20% depending on your down payment, interest rate, and the term of the loan
• Wholesale prices (below the appraisal value or the replacement cost)
• Inflation protected investment with a limited market risk and capital preservation
• Tax Advantage/Allowable under Tax Deferred/Tax Favored retirement plans
• Properties in areas of the country with strong economic forecasts
